Moving to the Gold Coast: A Property Buyer’s Guide to Suburbs, Costs and Buying From Afar
By Tim AllenBuyer’s Agent and Director, IPS Buyer’s Agents

Moving to the Gold Coast means joining one of Australia’s biggest council areas: with Brisbane and Moreton Bay, the Gold Coast is one of the three largest in both Queensland and Australia, and it added 11,944 residents in the year to June 2025.[1] Homes are not cheap: the median house price was $1,420,000 in the June 2026 quarter and the median unit price $930,000.[2]
This guide is for people relocating from Brisbane, interstate or overseas who plan to buy. It covers where to live, what homes cost to buy and rent, getting around, hospitals and schools, how to buy before you arrive, and how long it all takes. For the purchase itself, see our steps to buying a house in QLD.
Key takeaways
- Decide on lifestyle first: the northern growth corridor, the central suburbs, the beachfront and canals, the southern beaches and the hinterland edge are different markets.
- Median land values run from $460,000 in Jacobs Well to $2,200,000 in Mermaid Beach on the Valuer-General’s 2026 figures.[3]
- Renting first is hard: the REIQ rated 48 of the 50 Queensland regions it tracks as tight in the September 2026 quarter.[4]
- You can buy before you arrive: the seller’s disclosure documents can be given to you by email.[5]
- Settlement is usually 4 to 6 weeks after the contract,[6] and loan pre-approval lasts 3 to 6 months.[7]
Where to live: match the suburb to your lifestyle
The Gold Coast is a string of distinct areas rather than one city, and the right one depends far more on how you live than on any ranking. These are the five broad choices, with the Valuer-General’s median residential land values at 1 October 2025:
- The northern growth corridor. Coomera, Upper Coomera, Pimpama and Ormeau, where land was $490,000 to $540,000 and Pimpama and Upper Coomera rose more than 30%.[3] New stations opened at Pimpama and Hope Island,[8] and the new Coomera Hospital is under construction.[9] Our guide to the northern Gold Coast suburbs compares them.
- The central suburbs. Southport, Labrador, Ashmore, Robina and Varsity Lakes, with land from $750,000 to $820,000.[3] Southport is home to the Gold Coast University Hospital.[10]
- The beachfront and canals. Surfers Paradise, Main Beach, Broadbeach Waters, Mermaid Beach and Mermaid Waters, the Gold Coast’s most expensive land at $1,400,000 to $2,200,000.[3]
- The southern beaches. Burleigh Heads, Miami, Palm Beach, Currumbin, Tugun and Coolangatta, from $940,000 in Tugun to $1,300,000 in Miami.[3]
- The hinterland edge. Nerang, Mudgeeraba, Tallai and Bonogin, with land from $570,000 to $730,000, and rural residential blocks, where the median land value was $890,000.[3]
Our guide to the best suburbs on the Gold Coast sorts all 55 suburbs the Valuer-General reports by budget and buyer type. Spend a weekend in your top two or three areas, at the times you would actually be there: the school run, the commute, a Saturday morning.
What it costs to buy and rent
In the June 2026 quarter the REIQ recorded a median house price of $1,420,000 on the Gold Coast, against $1,480,000 in the Brisbane council area, and a Gold Coast unit median of $930,000.[2] The Valuer-General put the rise in land values down to interstate and overseas migration, infrastructure such as the Coomera Connector and the light rail extension to Burleigh Heads, and affordability compared with Sydney and Melbourne.[3] Our guide to the Gold Coast property market has the latest movements.
Rents vary widely by area. These are the Residential Tenancies Authority’s median weekly rents for new leases in July to September 2026:
| Postcode (main suburbs)[11] | 3-bedroom house | 2-bedroom unit |
|---|---|---|
| 4209 (Coomera, Upper Coomera, Pimpama) | $740 | $667.50 |
| 4215 (Southport, Labrador) | $830 | $760 |
| 4211 (Nerang, Pacific Pines, Carrara) | $850 | $625 |
| 4212 (Helensvale, Hope Island) | $950 | $800 |
| 4226 (Robina, Merrimac) | $1,000 | $920 |
| 4220 (Burleigh Heads, Burleigh Waters, Miami) | $1,100 | $850 |
| 4217 (Surfers Paradise, Main Beach, Benowa) | $1,100 | $860 |
| 4218 (Broadbeach Waters, Mermaid Beach) | $1,200 | $855 |
| 4221 (Palm Beach, Elanora) | $1,250 | $850 |
Budget for the buying costs as well as the price: transfer duty, legal fees, inspections and loan costs. Our list of the costs of buying a house in QLD explains each one, and our property purchase calculator adds them up, including the home concession if you will live in the property.
Renting for six months while you learn the area sounds sensible, but the rental market makes it harder than it looks. The Valuer-General describes Gold Coast rental vacancy rates near record lows,[3] and in the September 2026 quarter the REIQ rated 48 of the 50 Queensland regions it tracks as tight, with vacancy of 2.5% or less.[4] Three-bedroom house rents were higher than a year earlier in 13 of the 14 Gold Coast postcodes we checked.[11]
The trade-off is simple. Renting first costs rent and a second move, but lets you choose a suburb from experience. Buying straight away saves both, but puts more weight on your research before you arrive. Many relocating buyers split the difference: they shortlist two or three suburbs from a distance, visit for a long weekend, then buy with local help.
Transport. Three new stations are being added to the Gold Coast rail line: Pimpama opened on 20 October 2025, Hope Island on 18 May 2026, and Merrimac is under construction.[8] The first stage of the Coomera Connector, a 16-kilometre motorway east of the M1 between Coomera and Nerang, is open between Shipper Drive and Helensvale Road, and the full Connector is planned as a 45-kilometre route from Loganholme to Nerang.[12] Our guide to the infrastructure projects transforming the Gold Coast covers the rest.
Hospitals. The Gold Coast University Hospital in Southport is a tertiary teaching hospital.[10] The new Coomera Hospital, under construction for the northern Gold Coast, will have 600 overnight beds across two stages.[9]
Schools. A state school’s catchment is the area where its core intake of students must live, and your local state school is the one closest to your home by the shortest road route. Enrolment from outside a catchment depends on the school having room, so check the address of any home you are considering on the Queensland Government’s EdMap before you buy.[13]
You do not need to live on the Gold Coast to buy there, and much of the process works at a distance:
- Get pre-approval. It shows how much you may be able to borrow and lasts 3 to 6 months, though it is not a final approval.[7] We work with the brokers at Moreton Bay Finance Broker on loans and refinancing.
- Read the disclosure documents. The seller must give you a disclosure statement and the prescribed certificates before you sign, and they can be given by email.[5]
- Protect yourself with conditions. A building and pest condition gives you time to get reports from licensed inspectors you may never meet; see our guide to building and pest inspections.
- Know your cooling-off rights. Private-sale contracts have a cooling-off period ending at 5pm on the fifth business day; contracts formed at auction have none.[14] Our guide to the contract of sale in QLD explains the rest.
- Inspect by proxy. Video walk-throughs help, but someone you trust should see the property in person before you commit: the neighbours, the noise, the light and the street do not show on a screen.
The search takes as long as it takes to find the right home in a market you are still learning. Once you have a contract, the timeline is set by the contract and Queensland law:
| Stage | Typical timing |
|---|---|
| Loan pre-approval | Lasts 3 to 6 months[7] |
| Cooling-off period (private sales) | Ends at 5pm on the fifth business day[14] |
| Settlement | Usually 4 to 6 weeks after the contract; almost all within 30 to 90 days[6] |
You can negotiate a longer settlement if you need time to sell elsewhere or finish a lease.[6] Our guide to the settlement process in QLD walks through it.
If you are coming from interstate or across the Tasman, our dedicated guides cover what changes when you buy in Queensland: moving from Sydney, moving from Melbourne and moving from New Zealand. The biggest differences for most buyers are the Queensland contract and cooling-off rules, the seller disclosure scheme, and transfer duty.
IPS works only for buyers, never sellers. For relocating buyers, we act as your eyes on the ground: shortlisting suburbs against your brief, inspecting on your behalf, checking recent sales, negotiating or bidding at auction, and working with your broker, inspector and solicitor through to settlement. See our Gold Coast buyer’s agent page for how we work.
Buying from a distance is common for our clients. In Moreton Bay, for example, we helped a Sydney-based buyer secure a Sandstone Point home near Bribie Island within a sub-$920,000 brief. Read our Google reviews and Tim’s buyersagents.com.au profile.
Choose the lifestyle first, then the suburb. Budget for a median house price of $1,420,000 or a median unit price of $930,000,[2] and for a tight rental market if you rent first.[4] Get pre-approval, check school catchments and flood information for each address, and use the contract’s conditions to protect yourself while you buy from a distance. Settlement is usually 4 to 6 weeks after the contract,[6] which gives you time to plan the move.

Is it expensive to live on the Gold Coast?
Housing is the biggest cost. In the June 2026 quarter the REIQ put the Gold Coast’s median house price at $1,420,000 and its median unit price at $930,000. Rents for new leases on three-bedroom houses ranged from a median $740 a week in the Coomera and Pimpama postcode to $1,250 in Palm Beach and Elanora in the September 2026 quarter.
Where is the best place to live on the Gold Coast?
It depends on how you live. The northern corridor around Coomera and Pimpama has the lowest land values and new rail stations; the central suburbs around Southport, home to the Gold Coast University Hospital, and Robina sit in the middle of the price range; the beachfront and canals are the most expensive; and the southern beaches from Burleigh Heads to Coolangatta sit in between.
Can I buy a house on the Gold Coast before I move?
Yes. Get loan pre-approval first, read the seller’s disclosure statement and certificates, which can be given to you by email, and protect yourself with building and pest and finance conditions. Someone you trust should still see the property in person, which is where a local buyer’s agent helps.
How long does it take to buy a house in Queensland?
Finding the right home can take weeks or months. Once you sign, a private-sale contract has a cooling-off period ending at 5pm on the fifth business day, and settlement is usually 4 to 6 weeks after the contract, though you can negotiate a different date. Almost all settlements happen within 30 to 90 days.
Should I rent first when moving to the Gold Coast?
Renting first lets you learn the area, but it costs rent and a second move, and rentals are hard to find. In the September 2026 quarter the REIQ rated 48 of the 50 Queensland regions it tracks as tight, and Gold Coast house rents rose in 13 of the 14 postcodes we checked. Many buyers shortlist from a distance and buy with local help instead.
Which hospitals serve the Gold Coast?
The Gold Coast University Hospital in Southport is the region’s tertiary teaching hospital. A new Coomera Hospital is under construction for the northern Gold Coast and will have 600 overnight beds across two stages, with emergency, intensive care, maternity, paediatric and mental health services.
