Best Suburbs on the Sunshine Coast (2026): The Complete Guide by Budget and Buyer Type

The best suburbs on the Sunshine Coast depend on your budget and who you are buying for: the suburbs that suit a first-home buyer in Nambour are not the ones that suit a family upsizing in Buderim or a prestige buyer in Sunshine Beach. With the Sunshine Coast median house price at $1.29 million and Noosa’s at $1.68 million in the March 2026 quarter, budget decides most of the shortlist.[1]
This guide brings together our nine 2026 “Top 5” Sunshine Coast guides, one for each budget and buyer type, and adds the latest price, rent and vacancy data. Use it to find your section, see which suburbs our guide shortlists and why, then read that guide in full. It is general information, not a recommendation to buy in any suburb.
Key takeaways
- Buderim, Noosa Heads and Peregian Beach each appear in four of our nine guides, more than any other suburbs.
- Below the coast’s median price, our guides point to Nambour, Sippy Downs, Palmview, Caloundra and Burnside.
- Families upsizing are steered to Buderim, Peregian Beach and Springs, Mooloolaba, Verrierdale and Shelly Beach.
- The prestige end centres on the Noosa coast: Sunshine Beach, Noosa Heads, Sunrise Beach and Castaways Beach.
- Rents for houses are still rising in most postcodes, and the REIQ rates the Sunshine Coast rental market as tight.[2]
How to use this guide
“Best” means best for you. A suburb that suits a retired couple who want to walk to cafés is wrong for a young family that needs schools and a yard, and vice versa. Our guides start from a budget and a buyer type, then shortlist five suburbs. This table shows them all on one page:
| Buyer type | Suburbs our guide shortlists | Full guide |
|---|---|---|
| First-home buyers | Burnside, Nambour, Baringa, Sippy Downs, Palmview | First-home buyers guide |
| Owner-occupiers on a budget | Caloundra, Sippy Downs, Palmview, Kings Beach, Nambour | Owner-occupiers guide |
| Upsizers and families | Buderim, Peregian Beach and Springs, Mooloolaba, Verrierdale, Shelly Beach | Upsizers guide |
| Empty nesters (entry) | Buderim, Maroochydore (Cotton Tree), Caloundra (Kings and Shelly Beach), Mountain Creek, Peregian Beach | Empty nesters guide |
| Empty nesters (mid-range) | Noosa Heads, Buderim, Mooloolaba, Peregian Beach, Cotton Tree | Empty nesters mid-range guide |
| Investors (entry) | Bli Bli, Sippy Downs, Caloundra, Nambour, Buderim | Investors guide |
| Investors (upper) | Noosa Heads, Mooloolaba, Coolum Beach, Sunshine Beach, Alexandra Headland | Upper-budget investors guide |
| High-end families | Sunshine Beach, Castaways Beach, Noosa Heads, Minyama, Sunrise Beach | High-end family guide |
| Prestige | Sunshine Beach, Noosa Heads, Noosaville, Peregian Beach, Sunrise Beach | Prestige guide |
The guides were written in early 2026, when prices were still rising. Values across regional Queensland have eased 2.8% since a May 2026 peak, though they remain 6.3% higher than a year ago,[3] so check each suburb’s most recent sales before you rely on a budget band.
Before you shortlist any suburb
- Check the council’s flood and hazard mapping for the exact street, not just the suburb.
- Compare the last three to six months of sales for similar homes, not last year’s headlines.
- Drive the commute at peak hour, and check school catchments if they matter to you.
- For units and townhouses, read the body corporate records before you sign.
First-home buyers and owner-occupiers on a budget
Our first-home buyer guide works to a budget under $1 million and shortlists Burnside, Nambour, Baringa, Sippy Downs and Palmview. Our owner-occupier guide works to under $1.2 million and shortlists Caloundra, Sippy Downs, Palmview, Kings Beach and Nambour. Both budgets sit below the Sunshine Coast median house price of $1.29 million, and the coast’s median unit price was $880,000 in the same quarter, so units and townhouses widen the choice.[1]
The common thread is value with amenity: the hinterland centre of Nambour, the university precinct at Sippy Downs, and the newer master-planned communities of Baringa and Palmview. For a buyer who wants the beach, Caloundra and Kings Beach are the coastal options in this range. Rents tell the same story: the Nambour postcode had the lowest 3-bedroom house rent of the coastal postcodes we checked, at $730 a week, against $750 in the Caloundra postcode.[4]
Our upsizers guide works to a budget of $1.2 million to $2.2 million, around and above the coast’s $1.29 million median house price,[1] and shortlists:
- Buderim, for schools and established family streets
- Peregian Beach and Peregian Springs, for coastal lifestyle with planned family estates
- Mooloolaba, for an active, water-centred lifestyle
- Verrierdale, for hinterland space within reach of the Noosa coast
- Shelly Beach, for a quieter family pocket of Caloundra.
For families with a bigger budget, our high-end family guide moves north to Sunshine Beach, Castaways Beach, Noosa Heads and Sunrise Beach, plus the canal suburb of Minyama for boating families.
Our two empty-nester guides favour walkable, low-maintenance living close to healthcare and the water. The entry guide (to $1.2 million) shortlists Buderim, Maroochydore around Cotton Tree, Caloundra’s Kings Beach and Shelly Beach, Mountain Creek and the southern pocket of Peregian Beach. The mid-range guide ($1.2 million to $2.2 million) shortlists Noosa Heads, Buderim, Mooloolaba, Peregian Beach and Cotton Tree.[1]
Units matter here. With the Sunshine Coast unit median at $880,000 and Noosa’s at almost $1.23 million in the March 2026 quarter,[1] a well-located apartment in Maroochydore or Mooloolaba can deliver the walkable lifestyle for less than a house. Check the body corporate levies, sinking fund and any by-laws on pets before you commit.
Our entry investor guide (under $1.6 million) shortlists Bli Bli, Sippy Downs, Caloundra, Nambour and Buderim. Our upper investor guide ($1.6 million to $2.8 million) shortlists Noosa Heads, Mooloolaba, Coolum Beach, Sunshine Beach and Alexandra Headland.[1]
The rental data since then is mixed by area. The REIQ rated the Sunshine Coast rental market tight at a 0.9% vacancy rate in the June 2026 quarter, while Noosa’s rate had risen to 2.2%.[2] Four-bedroom house rents in the Buderim postcode rose to $950 a week over the year, while in the Noosa Heads and Sunshine Beach postcode they fell to $1,375.[4] Look at the rent and vacancy for the exact type of property you plan to buy, not the region as a whole.
One example from our own work: at a Mount Coolum auction, near Coolum Beach, our clients secured a townhouse for $1.28 million that is now rented for $1,000 a week.
Our prestige guide, for budgets up to $6 million, shortlists Sunshine Beach, Noosa Heads, Noosaville, Peregian Beach and Sunrise Beach. The Noosa market is the most expensive in the region and the slowest to sell: its median house price was $1.68 million in the March 2026 quarter, up 8.39%, and homes took a median of 45.5 days to sell, the longest of any market the REIQ tracks.[1]
Slow selling times at the top end mean more negotiation room and more off-market activity. Noosa has its own council and the REIQ reports it separately from the Sunshine Coast, so read Noosa figures on their own. See our Noosa suburb reports as they are added.
Across the nine guides, some suburbs come up again and again, because they suit more than one kind of buyer:
- Buderim (four guides): upsizers, both empty-nester guides and entry investors.
- Noosa Heads (four guides): mid-range empty nesters, upper investors, high-end families and prestige.
- Peregian Beach (four guides): upsizers, both empty-nester guides and prestige.
- Mooloolaba, Sunshine Beach, Nambour, Sippy Downs and Caloundra (three guides each).
A suburb that suits several buyer types has a broader pool of future buyers and tenants, which is one reason buyers look for them. It says nothing about future prices; values and rents still move with the wider market. Our full set of Sunshine Coast suburb reports and our guide to the Sunshine Coast property market give the wider picture.
IPS works only for buyers, never sellers. We turn a shortlist like this into a purchase: matching suburbs to your brief, inspecting, checking recent sales, negotiating or bidding at auction, and working with your broker, inspector and solicitor through to settlement. See our Sunshine Coast buyer’s agent page for how we work, including off-market property.
This article is general information only, current at October 2026. It summarises our earlier suburb guides and public data; it is not a recommendation to buy in any suburb, not financial advice, and does not consider your circumstances. Check recent sales and get advice before you buy.

What is the best suburb on the Sunshine Coast?
There is no single best suburb; it depends on your budget and how you will live. Across our nine 2026 Sunshine Coast guides, Buderim, Noosa Heads and Peregian Beach appear most often, four times each, because they suit several buyer types. Mooloolaba, Sunshine Beach, Nambour, Sippy Downs and Caloundra each appear in three guides.
What are the most affordable suburbs on the Sunshine Coast?
Our first-home buyer guide, working to a budget under $1 million, shortlists Burnside, Nambour, Baringa, Sippy Downs and Palmview. Rents point the same way: the Nambour postcode had the lowest 3-bedroom house rent of the Sunshine Coast postcodes we checked in July to September 2026. Check each suburb’s latest sales, because prices change quickly.
Where should families live on the Sunshine Coast?
Our upsizers guide, for budgets of $1.2 million to $2.2 million, shortlists Buderim, Peregian Beach and Peregian Springs, Mooloolaba, Verrierdale and Shelly Beach. For larger budgets, our high-end family guide points to Sunshine Beach, Castaways Beach, Noosa Heads, Minyama and Sunrise Beach. Schools, commute and block size should decide between them.
Which Sunshine Coast suburbs suit retirees and empty nesters?
Our empty-nester guides favour walkable, low-maintenance living near healthcare and the water: Buderim, Maroochydore around Cotton Tree, Kings Beach and Shelly Beach in Caloundra, Mountain Creek and Peregian Beach, and with a larger budget Noosa Heads and Mooloolaba. Apartments in these suburbs can deliver the lifestyle for less than a house.
Which Sunshine Coast suburbs have the highest rents?
Residential Tenancies Authority data for July to September 2026 shows the highest 3-bedroom house rents of the postcodes we checked in Noosa Heads and Sunshine Beach, at a median of $1,100 a week, followed by Twin Waters and Marcoola at $900. The Nambour postcode was the lowest at $730. Rents vary by street and property, so compare like with like.
Is Noosa part of the Sunshine Coast?
Noosa is on the Sunshine Coast but has its own council, and the REIQ reports its prices separately from the Sunshine Coast council area. In the March 2026 quarter Noosa’s median house price was $1.68 million, compared with $1.29 million for the Sunshine Coast, and Noosa homes took the longest of any Queensland market to sell.
